Documentation

  • Sale Contract/Listing Authority
    A Listing Authority is a legally binding agreement between you (the legal property owners) and your Licensed Real Estate Agency. A listing authority gives the agency the right to market your property for sale.

  • Land Information Memorandum (LIM)
    This a comprehensive report that provides all the relevant information your Council knows about a property or section. This might include information the Council holds on public storm water and sewage drains, rates information, or any consents, notices, orders, requisitions affecting the land or buildings.

  • Certificate of Title
    This is a legal document that identifies the legal owners of a property and the key facts in relation to the property, such as the land area, the legal description, and any restrictions on the property (such as mortgages, encumbrances, covenants, easements, right of ways etc).

  • Property Valuation Report
    A Valuation Report is a basic inspection of a property that will determine its value. A property surveyor will look at the property's location and condition to set the value. This will inform your asking price.

  • Rental Appraisal
    A rental appraisal provides an up-to-date, in-depth explanation of what your property could return in rental income, given the current market conditions.

  • Toxicology Reports
    Methamphetamine manufacture requires only access to running water and a power source. As such, many Methamphetamine laboratories have been run illegally in rental properties without the knowledge of the landlord. Because living in a property exposed to methamphetamine can be dangerous (particularly to children), a toxicology report can be requested, and will show whether a property was used to manufacture methamphetamine, or if extremely heavy smoking occurred in the property. This report is usually requested for insurance purposes.

  • Engineering Reports
    This is a report that details the relevant visible structural elements of the building. These typically include internal and external loadbearing walls, roof structure (including structural timbers within loft areas only where problems are suspected), floors, beams and columns. It may also include the internal systems, such as the electrical system, the plumbing system, the mechanical heating and cooling system as well as any insulation and ventilation issues.
